The Landers was originally two farmworker’s cottages which over the years have been combined into one long and spacious Cotswold home, cleverly updated with an extension on the rear. The black and white timber exterior belies the modern facilities within, notably the contemporary kitchen and breakfast room, family bathroom and shower room. This spacious five-bedroom holiday home has two characterful living rooms both with Smart TVs – one with an open fireplace – and a dining room that comfortably seats 10 with an inglenook fireplace.

Outside, the three garden areas provide a fantastic choice of areas to relax and play in, from the country cottage front garden to the huge lawn and Garden Room, and the swimming pool (open 1 May-30th September) with its surrounding patio, BBQ, chiminea and lawn.

The Landers is in the hamlet of Little Witcombe, three miles from the M5 motorway, eight miles from Gloucester, six miles from Regency Cheltenham, 12 miles from Cirencester and 10 miles from Stroud. The nearby A46 road provides easy access to all the towns and villages of the Cotswolds Area of Outstanding Natural Beauty including Stow-on-the-Wold, Bourton-on-the-Water and Burford. The remains of the nearby Roman Villa is proof of the area’s long history, as is nearby Prinknash Abbey, which dates back to 1096. Today, the area around the Landers is home to several small villages, farmland and light industry. Witcombe Cricket Club is across the road, a Premier Inn with a pub and restaurant is half a mile down the road, Gloucester Ski & Snowboard is 5.5 miles away and FlyUp417 Bike Park is just a mile away. Regency Cheltenham (6 miles away) has plenty of boutique shopping, the celebrated Gold Cup Cheltenham Racecourse and world-famous jazz and literary festivals.

Full Property Description

Ground Floor

Side Entrance/Utility Room

The Landers has a beautiful original oak front door, which leads into the front hallway. However, guests are asked to enter the property via the side door, stepping into a spacious Utility Room. This area, with stone floor and padded bench is perfect for removing shoes and boots, keeping a dog basket and doing the washing and ironing. The Utility Room is kitted out with a washing machine and washer-dryer, iron and ironing board, clothes airer, vacuum, cleaning items, double and stainless-steel dog bowl.

The Landers’ beautiful, contemporary Kitchen stretches the length of the back of the house from the Utility Room to the breakfast area at the far end, where there’s an enticing hanging ‘egg chair’ and a pantry where the highchair, stair gates and baby chair is stored.  The Kitchen is fully equipped with everything guests need for a self-catering stay, with a double electric oven, five-ring induction hob, fridge, freezer, wine fridge and dishwasher, plus a full range of utensils, crockery and glassware. The polished stone floor, with underfloor heating, perfectly complements the immaculate and polished preparation surfaces. The Kitchen overlooks the swimming pool, patio and pool garden. At the Utility end of the Kitchen is a spiral staircase leading up to Bedrooms 1, 2 and 3 and the Family Bathroom. A side door leads out to the swimming pool.


Beside the spiral staircase and next to the door leading out to the pool is a handy cloakroom, with a W.C., washbasin and heated towel rail.

Living room

Leading off the Kitchen’s breakfast area (down one step) is the cosy and inviting Living Room, which combines the original cottage features of open stone fireplace, wooden floor and beams with contemporary furniture and a large flat screen TV and DVD player. The comfy sofa and two armchairs seat seven comfortably. The armchairs are kept in an alcove, an ideal spot for reading or listening to music, yet being part of the rest of the group watching TV.


The impressive oak front door opens into an original cottage hallway, now situated between the Dining Room and Living Room, and features a beautiful 17th century wooden arch. Guests will find a desk and brochures of local places of interest. It’s a handy area to store large suitcases and coats.

Dining room

The superb Dining Room features the original inglenook fireplace, with an open fire, and a long wooden table to comfortably seat 10 guests. (Most guests only light the open fire in the Living Room as it can get too warm sitting at the dining table with the fire blazing.) The Dining Room overlooks the pretty front garden and Ermin Way.

The Dining Room connects to the Kitchen in one direction (up one step) and the Sitting Room continuing to the far end of the house, towards the main garden. A door off the Dining Room leads upstairs to Bedrooms 4 and 5 and the Dressing Room (see below).

Sitting Room

Connecting with the Dining Room, Entrance Hallway and the main garden through French doors, the Sitting Room is a great place to relax or watch TV in the sink-in sofas, which comfortably seat five or six guests. A corner cupboard houses the travel cot (Joie brand) and baby bounce chair. This room has a wonderful view down the length of the main garden to the raised Garden Room.

From the Kitchen ascend the spiral staircase to the first-floor landing:

First Floor

Landing Seating Area

At the top of the spiral stairs is a cosy seating area, with two Baroque-style armchairs and power points to charge devices. It’s a great place to relax and read.

Bedroom 1

This spacious master bedroom features an impressively high vaulted, A-frame roof with original, exposed beams and stone chimney breast. The bedroom is furnished with a king-size bed on a solid oak bed frame, bedside tables with reading lamps, two chests of drawers, one with a mirror, a comfy armchair and a long hanging rail with hangers. There is plenty of room to set up a travel cot and other baby equipment. The bedroom overlooks the front of the house and the main road.

Bedroom 2

The second king-size room, with a cosy cream, chocolate and coffee colourway, is furnished with a king size bed, double wardrobe, bedside tables and reading lamps, a comfy armchair and a full-length mirror. Featuring a beautiful Cotswold stone wall – the opposite side of the stone chimney breast in Bedroom 1. The bedroom overlooks the gravel parking area and the main garden.

Bedroom 3

This pretty twin room, with a relaxing cream, grey and burnt orange colourway, features two, full-size single beds with a shared central bedside chest of drawers and reading lamp and a chest of drawers with a three-way mirror. This bedroom overlooks the swimming pool.

Family Bathroom

A beautiful and spacious bathroom, combining contemporary styling, a walk-in shower (with detachable shower head), dual flush toilet, washbasin with large mirror and heated towel rail with a freestanding Victoriana-style roll-top bath. Finished with polished grey tiling, dark dove-grey walls and wood effect flooring.

Head back to the Dining Room and up the wooden staircase – mind the low beam – to:

Landing-Dressing Room

Directly outside Bedroom 4 is a large dressing room area furnished with a sofa, coffee table and double wardrobe (for Bedroom 4 and 5’s guests’ use). It’s a lovely area to get ready to go out, curl up with a book and have a quiet read, or for setting up a travel cot.

Bedroom 4

One step up from the Dressing Room is another impressive double bedroom, featuring original oak floorboards, beams and a fireplace (not in use). Furnished with a king size bed, bedside tables with reading lamps and large wall mirror.

Bedroom 5

This pretty twin room, with a cream colourway and accents of mossy green, features two, full-size single beds with a shared central bedside chest of drawers and reading lamp and a chest of drawers with a three-way mirror. The bedroom overlooks the swimming pool.

Family Shower room

Sitting conveniently between Bedroom 4 and 5, the Family Shower room features a beautiful walk-in shower with a curving tile wall (with overhead and detachable shower heads), a double wash basin unit, dual-flush toilet and heated towel rail.


The Landers has ¾ acre of land divided across three gardens and a large gravelled parking area accessed via a gated, private driveway off Ermin Way. To the right of the driveway. as you approach the house. is a large lawn with mature trees and fabulous elevated, wooden Garden Room, approximately 1 metre off the ground – an ideal hang-out for youngsters. (Access to the Garden Room is via 6 wooden steps and the sides are open; it is not suitable, therefore, for young children to use unattended.)

To the front of the house is a pretty English-cottage garden with roses and lavender, a bistro-style table and chairs, and bird feeding house. Guests can access this garden through the front door or via a side gate.

Swimming Pool

The property’s great attraction for late spring and summertime visitors is the 9.6m x 3.5m swimming pool (available from 1 May to 30 September) and pool garden. The poolside garden has a lawn, a large patio, a charcoal barbecue, outside seating for 10 guests and a chiminea. The swimming pool can be accessed through a gate off the parking area, which can be secured to stop pets and small children from entering, or through a door off the Kitchen. Pool towels are provided.

Points of Note

The Landers is a black and white timber home, with original 17th-century features throughout, including low beams, wooden and tiled flooring. Originally, it was two farm workers’ cottages, which have been cleverly joined to form the owner’s beautiful five-bedroom holiday home. The joining of the two cottages and the addition of a modern kitchen, family bathroom and twin bedroom has created a number of steps which guests with mobility issues/parents carrying babies should make themselves aware of.

Spiral stairs: a wide but spiral metal staircase leads out of the Kitchen to Bedrooms 1, 2 and 3 and the Family Bathroom.

Low Beams: the staircase from the Dining Room to Bedrooms 4 and 5 has a low beam over the stairs. Mind your head!

Swimming Pool: The Landers has a private, heated outdoor swimming pool (9.6m x 3.5m, depth 1m – 2m). It is available for guests to use from 1 May to 30 September. The pool is fully treated and serviced; guests should not add any chemicals. If you have any concerns with the water quality, please call the owners immediately.  The pool may be used from 8am to 10pm. The pool area has a gate, which can be securely closed to stop young children from entering unattended. Please respect the neighbours during evening hours, keeping noise at an acceptable level.

Pool safety: The use of the swimming pool is at the sole responsibility of the guests, please follow these basic guidelines: Always watch children when they’re in or near water, and never leave them unattended. Designate an official ‘Water Watcher’, an adult tasked with supervising children in the water. That should be their only task – they shouldn’t be reading, texting or playing games on their phone. Have a phone close by at all times in case you need to call for help, and if a child is missing, check the pool first.

The Garden Room: please take care in the raised ‘Garden Room’ at the end of the main garden, which is approximately 1 metre off the ground. Access to the room is via 6 wooden steps and the sides are open, it is not suitable, therefore, for young children to use unattended.

The main garden: The Landers is situated on Ermin Way, which can be busy at certain times of day (mostly weekday commuter traffic). It is therefore essential that guests with children keep the two gates, that lead on to the road, closed at all times.

Toilets/drains: The house has a septic tank and will not function properly if these items are flushed into it. (Please do not put nappies, baby wipes or make up pads down the toilets.)

Large group/hen party house rules:

The Landers accepts hen parties and groups up to 10 adults. Please keep to the following house rules to help us keep the house looking lovely and the neighbours feeling happy:

No outside noise/music after midnight. Between 10pm and midnight please keep music at a low level, acceptable to the neighbours. Please respect the pool rules (see above).

Local Amenities

A food shop, pub and restaurant are all less than one mile away from the Landers. A car is recommended as a footpath is not available between the property and local amenities. Just across the road is the Little Witcombe Cricket Club, which welcomes spectators and has a licensed bar when matches are on.

The closest small supermarket is a Cooperative Food Store in Brockworth, just under a mile away. In the same location you’ll also find a fish & chip shop, Chinese takeaway, bank and laundry. If you like fresh, homegrown produce, head to Primrose Farm Shop and Pick Your Own, 1.2 miles away. For larger stores, head to the Gloucester Business Park just under 2 miles from The Landers where you will find a Tesco Superstore, Domino’s Pizza, Costa Coffee, Subway and Greggs (plus a David Lloyd Racket & Health Club).

The Landers has access to all routes through the Cotswolds and is within easy driving distance of Cirencester (12 miles), Bibury (19 miles), Burford (25 miles), Stow-on-the-Wold (21 miles), Bourton-on-the-Water (19 miles), Winchcombe (14 miles), Painswick (5.5 miles) and Stroud (9 miles).

For shorter, family friendly walks head to Crickley Hill Country Park (a 4-mile drive to the car park) Leckhampton and around Charlton Kings. (See the Cotswolds AONB website.) Or for a quick stretch of the legs, turn right out of the cottage, then almost immediately left towards Gt Witcombe and the Parish Church. Continue along this country lane to St Mary’s Church and a brief explore before heading back again.


FlyUp417 Bike Park is less than a mile from the Landers and is a haven for ultra-keen and pro mountain bikers. This 100-acre bike park just outside the centre of Gloucester is the biggest privately-owned mountain bike facility in England. It features downhill trails, an indoor pumptrack, a dirt jump barn and field, as well as the unique ‘uplift’ feature, with transport for you and your bike back to the top of the hill after a descent. If you can’t bring your own bike, bikes are available for hire.

Guests can store bicycles in the covered, open shed next to the house.

Skiing & Snowboarding

The Gloucester Ski & Snowboard Centre ( is just 5.5 miles from the Landers. There is a 255-metre main slope, a freestyle slope with Snowflex Fun Park (and features on selected nights), a 40-metre nursery slope, a dedicated tubing slop, button tow ski lifts, a big air bag – for practising freestyle manoeuvres, a fully licensed café/bar with food and ski and snowboard hire.


Local sights include Prinknash Abbey (3 miles from the Landers – GL4 8EX) and Great Witcombe Roman Villa (1 mile from the Landers – GL3 4TW).

By Car

By Car: From M5 (Junction 11a) follow A417 to Cirencester. Take the 1st exit, to A46 Stroud and Witcombe. At the top of the slip road turn right onto A46. At next roundabout turn left (at the Toby Carvery) on to Cirencester Road. After 0.4 miles turn right at the junction onto Ermin Way, signposted to Gt Witcombe, with the Beefeater/Premier Inn straight ahead. Continue along Ermin Way passing a turn to Great Witcombe on your right. The driveway for The Landers (marked) is the second driveway on your left after the Great Witcombe turning, opposite a white cottage with slate rood tiles. (If you miss the turn into the drive, continue, passing The Landers on your left. Turn around safely at the next available place, retrace your steps and turn right into the driveway.) The gate will be closed on your arrival. Please close the gate when you leave and keep it closed at all times, particularly if you have young children.

Cheltenham Spa Station is 6 miles and Gloucester Station is 6.5 miles, both serving frequent trains into London Paddington.
