Sleeping up to six guests across three beautifully-appointed bedrooms, each of which is charmingly decorated in its own individual style, Singer House is the perfect choice for families, couples or small groups in search of a relaxed escape with everything you could need on the doorstep. Expertly blending the period with the contemporary, the real beauty of this townhouse lies behind its Cotswold stone exteriors. Stepping inside from the High Street directly into the soft lighting of the flagstone-floored hallway, you’ll immediately get a sense of the townhouse’s history; charming nods to years gone by evident in the ironwork lamps, period artwork and decorative hunting paraphernalia adorning the walls. To the hallway’s right-hand side sits a show-stopping sitting room. A real masterpiece of refinement, this elegant retreat overlooks Chipping Campden’s High Street through shuttered bay windows, boasting sumptuous cream sofas, bookcase-lined walls, traditional period artwork and tasteful antique furniture, plus a huge central open fire for cosy nights in.
Following on at the end of the hallway you’ll find a spacious kitchen/diner, plus a compact but very well-equipped utility room complete with hidden WC. Upstairs, three generous bedrooms offer an elegant space for up to six guests to rest their heads. The first, found just at the top of the staircase, is the embodiment of Cotswold-chic; country-grey hues adorning the walls, a dainty glass chandelier hanging between exposed beams over an antique French double bed. Next to the home’s family bathroom sits bedroom two, completely different in style thanks to the framed artwork of musicians from years gone by covering the walls, plus a glass Juliet balcony overlooking the courtyard garden. The large master of the house is a nod to turn-of-the-century luxury, boasting high ceilings, a separate seating area around a beautiful marble fireplace, huge picture windows overlooking the High Street below and its own in-room roll-top bath. A sleek en-suite affords the space with even more privacy, making it the perfect room for romantics in search of R&R.
Located on Chipping Campden’s bustling High Street, you’ll step off the street directly into Singer House’s hallway. Here, you’ll find beautiful flagstone flooring and a pretty, boxed bench seat lining the hall, perfect for easing off your shoes after a long day exploring the Cotswolds’ many towns and villages.
Located to the right of the hallway, Singer House’s living room is an elegant space made for relaxing. Sumptuous sofas gathered around the statement marble fireplace offer plenty of space for guests to relax in, with a flat screen TV, DVD and full-subscription Sky Sports plus Movies package ensuring you have plenty to keep you entertained. Check out the bookcase lining the living room’s rear wall for plenty of interesting books to tickle your fancy, or enjoy some tunes of your choosing courtesy of the iPod docking station.
A beautiful space to enjoy at all times of the day, Singer House’s large kitchen space includes a separate relaxed dining area with rustic banquette seating for six. Stepping through the traditional stone archway sits the kitchen itself, boasting attractive Shaker-style cream cupboards and dark marble worktops. Well-equipped with everything you should need during your stay, in here you’ll find a range cooker, additional integrated fridge, dishwasher, microwave, food processor and blender; along with plenty of crockery and serving ware. A magnificent floor-to-ceiling glass wall floods the kitchen with natural light, opening up directly into the home’s attractive courtyard garden.
Found along the hallway as you enter the kitchen/diner, this smart utility room contains a washer/dryer, plenty of storage, table top wine rack, handy worktop and sink plus a large Bush fridge/freezer. A cupboard containing all of the cleaning equipment you should need can also be found here.
Tucked away at the rear of the Utility Room is a snug downstairs WC. Compact yet characterful, we think you’ll love its vintage-inspired wallpaper and miniature bookcase, crammed full of reading material.
An additional formal dining space can be found just along the hallway from the kitchen/diner, complete with a round table seating six and feature fireplace. The perfect spot for special meals or entertaining, French doors open directly into the courtyard garden.
Bedroom 1 (master, en-suite)
A stunning, spacious suite makes up the master bedroom of the home, formed from the old ballroom of the property. Step inside and you’ll find an elegant Mies van der Rohr seating area next to a stunning open marble fireplace, roll-top bath and king-size sleigh bed. An antique desk and dresser offer plenty of storage, whilst the room’s high ceilings and sumptuous curtains afford the room a real sense of luxury. Technology lovers aren’t forgotten, however, with a TV with Freeview and iPod docking station at your disposal. This bedroom benefits from a contemporary en-suite shower room, complete with curved shower enclosure, bright skylights and limestone floor.
To the rear of the property adjacent to the family bathroom is Bedroom 2, a stylish space for a couple or those who don’t mind sharing, thanks to its configurable twin beds. Walls are lined with eclectic black and white stills of musicians through the ages to give the room a distinctly cool feel, whilst a private glass Juliet balcony overlooking the courtyard garden brings it back in line with the elegance of the rest of the house. The room also features a built-in wardrobe for storage, TV with Sky+ and iPod docking station.
At the top of the staircase to your left sits Bedroom 3, perfect for couples in search of a refined retreat. Grey and blue hues, exposed stonework and an antique French double bed afford the room a calming, elegant feel, with a built-in wardrobe offering plenty of hanging space. The room also features an iPod docking station.
Situated on the landing next to Bedroom 2, the well-appointed family bathroom features a rose head shower, steel bathtub with limestone surround and a bespoke vanity. Keep your eyes peeled for the unique Chinese-inspired porcelain sink.
Two sets of French doors – glass doors from the kitchen and wooden doors from the dining room- open Singer House up into the shining jewel in its crown; the small but perfectly formed courtyard garden. Entirely private thanks to the classic Cotswold limestone walls which enclose it, this dainty little suntrap offers a peaceful retreat from the hubbub of the High Street. Here you’ll find French-style patio furniture and a firepit BBQ for al fresco dining, with lush topiary, crawling Ivy vines and well-cared-for flowers making the space as pretty as a picture.
There is a travel cot in the master bedroom wardrobe and a high chair under the stairs.
In the summer months, this provides a great way to cook, with coals found under the stairs. Logs can be placed in it after cooking, making it great for sitting around and keeping warm. Please ensure that you don’t leave it burning unattended and clean after use.
Please only use tea lights in the holders provided and be sure to blow them out before going to bed or leaving the house as they have been known to over-ignite.
You’ll find a Nespresso coffee machine in the kitchen for your use. On arrival you’ll find some pods left for you to use, but if you require more please bring some along with you. Please also be sure to clean to Aerocino milk frother out after use including under the rubber rim.
Please take care with toiletries on the natural stone surfaces in the bathrooms as they do mark very easily if products leak. The bath in the master bedroom is also wonderful to use when you have the fire going, but please don’t leave the room whilst the water is running. Please only flush toilet paper down the loo and not feminine hygiene products, facial or baby wipes, as these will block the drains. Please dispose of these in the plastic bags provided and place in bins.
Please help us keep our beautiful property beautiful by very kindly doing the following before you leave:
- Wipe major spillages from worktops, kitchen floor, tables, hob, microwave and oven (although please try to wipe these as they are made as many surfaces are antique and/or expensive)
- Please ensure there is no washing up in sink or dishwasher
- Return any decorative items or furniture to place if they have been moved
- Vacuum excessive pet hairs and remove any mess from garden
- Report any breakages/stains/spillages
- Place any litter/packaging into bins
- Clean BBQ/grid if used
We would sincerely regret to have to do so, but we do reserve the right to use your security deposit to pay for extra cleaning should this be required.
If you are bringing your little furry friends along as guests, we respectfully request that they remain downstairs and on floors rather than on the furniture. Please ensure no dog mess is left in the garden or remains of it on the slabs – we have provided a hosepipe for you to wash them down. Please do not dispose of dog mess anywhere in the garden, instead placing it into bags then bins.

The fuse board is situated above the front door. If there is a power surge which trips the fuse board, please just flick whichever switch is down upwards. It may feel loose, like it doesn’t want to go up, but it just requires a firm push until everything comes on again. There is a torch in the fuse box if the lights go out.
Water and gas: stop cocks are in boxing next to fuse board above front door. Especially in the event of a fire, please turn these off – the water is a tap, gas is a simple red lever that pulls down.
Here’s where you can find a host of equipment to enjoy during your stay:
- Hairdryer and hair straighteners in the airing cupboard
- iPod docking stations in the kitchen/hallway and main bedroom. Bose Soundock (with Bluetooth) in sitting room, just connect or with USB
- Electric whisk, microwave, hand blender, toasted sandwich maker, spice grinder and toaster in the kitchen
- Food processor in the dining room cupboard
- Ice-cream maker, fondue set in the utility
- Foot massager in the black bedroom wardrobe
- There are enough logs, kindling, loo roll etc provided for your stay, but we ask you to replenish yourselves if you run out
- There are also some store cupboard essentials for you to use such as herbs and spices, flour, sugars and baking ingredients, pasta, risotto rice and other dry goods. Please feel free to use these items, but we kindly request that you do not take them with you as all guests find them invaluable.
Singer House has three fireplaces which you’re free to enjoy at your leisure. The Master Bedroom fireplace is gas and operated by remote control; you can find instructions on the reverse of the control and in the property guide on the kitchen table.
The fireplace in the sitting room is a traditional wood/coal burning fireplace. It shouldn’t smoke if lit correctly, although you may get a little smoke in the main bedroom and sitting room whilst it warms up if the chimney is cold. Just open a window in that room to let it out, then shut once gone. Logs are situated in the bookcase of the sitting room on the right-hand side, with kindling wood on the left. More logs are stored in the garden.
Here are some handy tips for getting the fire working:
- Screw up about 10-15 pages of newspaper and place a few broken up firelighters on top.
- Place 10-15 pieces of kindling (a few handfuls) on top of the newspaper if the kindling is smaller and stick shaped, but about 6-8 pieces if larger offcuts.
- Place about 4 logs in a wigwam shape on top of kindling, smaller lighter ones if you can and with the bark facing upwards or away from the kindling as bare wood burns quicker than bark.
- Light the fire in a few places at the bottom of the paper. Make sure the sitting room door is ajar – it must NOT be closed. The fire must have a lot of fuel on it (logs and kindling) – not enough will make it smoke and fizzle out. When you light the fire in the sitting room, the main bedroom will smoke slightly whilst the chimney heats up – just open a couple of windows if this happens.
A few important things to note:
- Please use the fireguards in front of the fires if you leave the room and at night before you go to bed if the fire has been burning.
- Fire extinguishers are located in the kitchen (fire blanket also), sitting room and master bedroom.
- Please do NOT dispose of embers in the leather bucket to the right of the fireplace, use the metal one marked ‘ASH’.
- Using coal as well as logs (once you have it going) will keep it burning hotter for longer.
Heating and Hot Water
The heating is timed to come on each morning from around 7am until 10am, then again at 3pm until 9pm. To turn up the temperature, turn the dial on the thermostat, located on wall of the airing cupboard on the landing. If the heating is off and you want it on just override the timer by the pressing “SELECT” button on right-hand edge of control until it points to “ON”, but please remember to turn it off once it comes up to temperature. The hot water will be on constant so please leave this. If the boiler goes out for any reason, please contact Paul. The control is in the airing cupboard on the landing.
The electric kitchen heater on the wall behind the checked chair is operated manually. This is a good way to heat the kitchen without having to put the main central heating on. The kitchen loses the most heat, so if you feel the rest of the house is the right temperature and do not want the main heating on (but the kitchen still feels a little cold) simply flick the switch on the side of the wall heater. Please do not leave the house or go to bed with the heating on constant.
This is on constant. If the boiler goes out for any reason please contact Paul or Fiona. The control is in the airing cupboard on the landing. It is best to stagger baths and showers to allow the system to heat up again.
If you spill anything on the carpets or sisal flooring please call us immediately whatever time it may be, as the sisal requires a particular course of action. First though, blot the liquid IMMEDIATELY with loo rollwithout pressing as this will soak the worst up. Then just blot by pressing down hard as many times as you can until the tissue appears dry.
Tables and Surfaces
Please wipe spillages on hard surfaces as soon as they are made and do not place hot plates directly onto the dining tables. Place mats can be found in the side table in the dining room and on the microwave. Please wipe black granite in the kitchen dry with kitchen roll after wiping as this prevents smears and water marking, and refrain from leaving wet cups and glasses on them overnight as they may mark.
The house is non-smoking. You are welcome to smoke in the garden, but please dispose of cigarette ends by running under the tap prior to placing in the bins or placing in an ashtray.
Please keep the back doors locked at night and when you leave the property.
Most situations can be sorted by either calling us or following the relevant instructions. Maintenance call outs to our contractor which could have easily been solved by guests will involve a fee passed on to you, so please do persevere if you find an issue! Please note that if you block the toilets yourselves you will be charged a maintenance call out fee in order to unblock them.
Instruction manuals can be found in the following locations:
- Oven, microwave and spice grinder – top drawer in the kitchen.
- Boiler – Boiler cupboard.
- Washer/dryer – to the left of the wine rack on the utility worktop.
- DVD player and TV – On top of the DVD player.
- Sky signal will also be received upstairs in the black bedroom TV and will show whatever channel is showing downstairs.
- The house has Sky Plus with the full movie package, but please note that the pin will not be made available for pay per view channels. This simply means that you will not be able to watch anything rated higher than PG before the watershed, but you will have access to everything else at all other times.
- To turn the televisions on and off press TV first then OFF.
Please place bottles, paper and cardboard in the bins under the stairs. Please place non-recyclable rubbish in the outside trash cans when the kitchen bin is full (under sink).
The WiFi router is located in the dining room, to the left of the fireplace. The username and password can be found on the reverse of the router and on the noticeboard. Please note, WiFi signal in the kitchen is a little patchy.
Amenities are very much on the doorstep here at Singer House. Within walking distance, on the town’s High Street, you’ll find a well-stocked Co-Operative Food, well-equipped for the basic grocery amenities that you’ll need during your stay. For those in search of something a little special, Fillet & Bone, also situated on the High Street, offers beautiful artisan produce sourced from across the Cotswolds; rare-breed meat, seasonal vegetables, fresh breads, charcuterie and freshly-baked cakes and patisserie can all be found here. Slightly further afield, nearby Broadway (10-minute drive) offers a Warner’s Budgensand Nisa, whilst Evesham (25-minute drive) is closest for major supermarkets; an M&S Simply Food, Tesco Superstore, LIDL, ALDI, Morrisonsand Co-Operative Foodcan all be found there.
If you fancy taking the hassle out of your stay completely, we recommend planning ahead with a grocery delivery; Ocado, Sainsbury’s, Tesco and Morrisons all deliver to Singer House.

Singer House is located on the High Street in Chipping Campden, roughly halfway along the street itself. The full address is Singer House, High Street, Chipping Campden, GL55 6HB. It sits around 9 doors to the left of The Lygon Arms Hotel as you face it and to the right of a large Georgian house set behind railings (Bedfont House).
No private parking is available at the property, but plenty can be found along Chipping Campden’s High Street where the property is situated. If there is no parking directly outside the property on arrival, double park with your hazard lights on whilst you unload your luggage before finding a free space along the High Street.
