As you turn into Pages Piece from May Lane, you’ll instantly feel the attention to detail that the owner has paid to the immediate surrounding, with its new planting and immaculate parking area to the front of the house. Beautiful, newly laid, dry stone walls surround the house, patio and garden. To the front are far-reaching views out over the surrounding farmland and Cotswold countryside, while a gate to the side leads you to the garden and patio.

Poplar House’s two neighbouring properties – Maple House (sleeps 9) and Rowan House (sleeps 8) – are also luxury holiday lets available to book via Bolthole Retreats.

To the side of the house is a gate that leads to a lawned garden and a patio outside the living room’s bi-fold doors – the perfect spot to sit in the morning sunshine. While on the other side of the house, through the kitchen’s French doors, is a second, larger patio with seating – the perfect place to enjoy the afternoon and evening sunshine while eating alfresco. 

Inside, Poplar House has been furnished and decorated to a very high specification, with a relaxing grey, ivory and white colour scheme throughout, engineered oak flooring downstairs and a silver-grey, deep-pile carpet upstairs. Every detail has been thought of for guests’ comfort from the fully equipped and stylish kitchen-diner to the relaxing living room, and from the fabulous double bedrooms to the luxury bath and shower rooms. On the ground floor are two bedrooms (one ensuite super-king (can be twin on request) and one standard double with access to a shower room), while upstairs are two king-size bedrooms sharing a family bathroom.

Ground Floor


Step through the front door into a long hallway with a view through to the Living Room. Here you’ll find hooks for coats and a basket for outdoor shoes. At the far end of the hallway is a door leading out to the east-side patio, handy for carrying out food and drinks from the kitchen.

Bedroom 1 – Master

(Note: Bedroom numbers go up in order of location, not in size order.)

To the right of the front door, down a long private hallway is Poplar’s main and very spacious ensuite bedroom, with French doors leading out to the patio and garden. The bedroom is furnished with a super king-size bed (can be twin on request) with bedside tables and reading lamps, a dressing table with a mirror and chair, a double wardrobe and an armchair, and has engineered-oak flooring with a large, cosy rug.

Ensuite Bathroom

The luxury ensuite has a bath and a separate cabinet shower, with rainfall and hand-held shower heads, a toilet, hand basin with vanity unit, mirror and shaver’s point, and a heated towel rail.

Bedroom 2

Directly next to the master bedroom, this light and bright double bedroom features a standard double bed with bedside tables and reading lights, a large wardrobe, full length mirror and dressing table with a chair (not shown in photo). Guests in this bedroom use the downstairs shower room, opposite the entrance to the bedroom.

Shower Room

The compact, ground floor shower room features a cabinet shower with rainfall and hand-held shower heads, a toilet, hand basin with vanity unit, mirror and shaver’s point, and a heated towel rail.

Kitchen-Dining Room

Poplar House has a fabulous and spacious, fully equipped kitchen with sparkling white units and Corian work surfaces. At the centre is an island with two bar stools which is surrounded by all the appliances you would expect in a luxury rental including a double oven, with integrated microwave, a large fridge and freezer, dishwasher, Nescafe Dolce Gusto coffee machine, double sink and all the utensils, china and glassware required to cook at home or have caterers come in.

The dining area has an Ercol-style rectangular table with two long benches and two end chairs, with French doors opening to the patio and garden.

Utility Room

Just off the kitchen is a handy room is a large utility room kitted out with a washing machine, dryer, ironing facilities and a sink and lots of storage space.

Living Room

With its accents of blue, the living room provides a tranquil place to relax, read a book or watch the smart TV. Bi-fold doors open out to the patio and a large lawned garden where guests can sit and enjoy the morning sunshine. The living room is furnished with two large sofas and an armchair, occasional tables, reading lamps and a smart TV. And you won’t lose track of the time with the over-size wall clock.


A carpeted staircase with a handrail leads upstairs to a landing off which are two king-size double bedrooms, both with a deep-pile silver-grey carpet, and a family bathroom.

Bedroom 3

This bedroom is at one and the same time intimate and bright, with its two dormer windows (with blinds) and accent of pink. The bedroom is furnished with a king-size bed with bedside chests of drawers and reading lamps, and two wardrobes either side of a bijou dressing table with a stool and mirror.

Bedroom 4

Another beautiful boutique-style bedroom with accents of chocolate brown and a great view across the distant countryside. Furnished with a king-size bed, with bedside chests of drawers and reading lamps, a long dressing table with a chair and mirror and a large wardrobe.

Family Bathroom

Sitting between the two bedroom is a good-sized family bathroom with a bath and separate cabinet shower, with rainfall and hand-held shower heads, a toilet, hand basin with vanity unit, mirror and shaver’s point, and a heated towel rail.


At the front of Poplar House is a planted parking area for two cars. To either side of the house is a gate; one leads to a lawned garden and a patio outside the living room’s bi-fold doors, and the other leads to a larger patio outside the kitchen’s French doors. Both patios have tables and chairs for guests to relax and entertain outdoors while enjoying the morning or afternoon sunshine. (Outdoor photos coming soon!)

Local Amenities

The village of Ebrington is the perfect location for a Cotswold getaway, with an award-winning pub, two fabulous farm shops and some great circular walks through beautiful countryside. You really don’t need to venture further afield to have a relaxing time and get a taste of the true Cotswolds, but if you do feel like a short trip, Ebrington is just 2.5 miles from Chipping Campden – one of the finest market towns in the Cotswolds and 6.5 miles from the thriving market town of Moreton-in-Marsh.

The Ebrington Arms is a stone’s throw away. According to The Times, this is the UK’s #1 village pub. It would be hard to disagree as well. They’ve held 2 AA Rosettes for over a decade and picked up a few gongs along the way, the most recent being SAWDAY’s Best Pub For Food 2020 and The Good Pub Guide’s County Dining Pub of the Year 2019. They were South-West England’s Pub of the Year 2019 and 3 times CAMRA Pub of the Year Winner & 4 times runner-up and are certified three-stars from the Soil Association for organic produce on their menus. We recommend you book a table as foodies from far and wide flock there to eat and enjoy their Yubberton beers, Yubby, Yawnie and Goldie.

Just a few minutes down May Lane is Vegetable Matters Farm Shop and Café and Fresh Meat Matters butchers. The farm shop sells Drinkwater Farm vegetables and juicy seasonal fruits, bread, milk, jams, preserves and deli items, while the butchers shop sells a wide range of locally sourced meats. Walking: Vegetable Matters has produced a wonderful walking booklet – 5 Walks – with detailed information on five circular walks starting and ending at Vegetable Matters – all passing Poplar House. The farm has kindly provided a copy of the booklet for guests to use. You will find it in the Welcome Guide at the house.

Just under 3 miles away is the National Trust’s Hidcote. One of the finest arts and crafts gardens in the country, Hidcote was created by American horticulturist Major Lawrence Johnston, circa 1905. Divided into a series of garden ‘rooms’, each one boasts its own character, intertwined with narrow pathways, beautiful views and plants bursting to life at every turn. A must-visit for the green fingered.

By Car

From the A429/Fosse Way take the B4035. Continue for 3 miles, then turn right on May Lane, signposted to The Ebrington Arms. Go past Vegetable Matters Farm Shop and Cafe on your left. Just before the road narrows and starts to climb into the village (and before you reach The Ebrington Arms), turn right into Pages Piece. Poplar House is the first building on the left-hand side.
