Built from the region’s eponymous warm-yellow Cotswold limestone, Maple House is a handsome and spacious, 5-bedroom (sleeps 9), 4.5-bathroom, detached property perfectly designed and furnished for a large family or group of friends to enjoy time inside and out, with a garden, patio, BBQ, hot tub and unlimited parking. The house is dog- and child-friendly and has ground floor bedrooms for guests with limited mobility. It is just a stone’s throw from the village’s award-winning pub and two farm shops, and has fabulous countryside walking from the front door – maps provided.

As you drive up to Maple House, you’ll instantly feel the attention to detail that the owner has paid to the immediate surrounding, with its new planting and an immaculate driveway sweeping up to the house and the parking area. Beautiful, newly laid, dry stone walls surround the house, patio and garden where there are far-reaching views out over the surrounding Cotswold countryside. Maple House’s two neighbouring properties – Poplar House (sleeps 8) and Rowan House (sleeps 8) – are also luxury holiday lets, and available to book via Bolthole Retreats.

Maple House has a patio directly outside the Living Room, which wraps around the side of the house to a small lawn and stepping stone path that leads to the hot tub. Steps descend from the patio to a gate, which opens to the private parking area. (Further parking is also available in the adjacent village car park.)

Inside, you’ll immediately feel the luxury and high specifications that run through this newly built home, starting with the calming greys, ivory and white colour scheme, engineered oak flooring downstairs and silver-grey, deep-pile carpet upstairs. Everything from the fully equipped, spacious kitchen-diner to the convivial living room and the fabulous ensuite bedrooms exude good taste, comfort and a dash of opulence. On the ground floor are two bedrooms (one king-size (can be twin) with ensuite and one single), while upstairs are three double rooms (2 ensuite) and a family bathroom.

Ebrington village is within easy reach of some of the most treasured and popular locations in the Cotswolds, including Chipping Campden (just 2.5 miles away), Moreton-in-Marsh, Broadway, Bourton-on-Water and Stow-on-the-Wold, and it’s only two miles from Charingworth Manor wedding venue and 12 miles south of Stratford-upon-Avon. The village has an award-winning pub, two fabulous farm shops (veg/fruit/deli and meat) and some great circular walks through beautiful countryside right from the heart of the village – no extra travel required! Arrival by train is easy too, with Moreton-in-Marsh mainline station only 6.5 miles away.

Full Property Description

Ground Floor

Hallway

Step in through the front door into a light and bright long hallway with hooks for hanging coats and place for storing boots and shoes. Immediately to the left is the living room and to the right the cloakroom. Continue down the hall passed bureau and three long mirrors to the kitchen-dining area, the single bedroom and the master ensuite bedroom. Stairs from the hallway lead to the three more bedrooms and a family bathroom. An under-stair cupboard is home to a highchair and stair gate. (The cot bed is in the walk-in wardrobe in the main downstairs bedroom.)

Living Room

This light and bright, triple-aspect room is furnished with two three-seater sofas and three armchairs, comfortably seating nine guests around a cosy central rug. Occasional tables with reading lamps and a smart TV make this a lovely room for relaxing, reading or watching a film together. Bi-fold doors open out to the patio where there is seating, and a path wraps from there to the hot tub.

Cloakroom

The handy downstairs W.C. has a toilet, hand basin, vanity unit with a mirror and a heated towel rail.

Kitchen-Dining Area

At the centre of the house is the beautiful, big, fully equipped kitchen and spacious dining area. The kitchen features a central island with two bar stools, a double oven, a double sink, large fridge and freezer, dishwasher, coffee machine and all mod cons to either cook for yourself or have a caterer prepare for you. The dining area features a long rectangular Ercol-style table with two long benches and two chairs. Beside this area are French doors opening out to the side garden, and a door leading to the Utility Room.

Utility Room

This super-handy room is kitted out with a washing machine, dryer, ironing facilities and a sink.

Bedroom 1

(Note: Bedroom numbers go up in order of location, not in size order.)

This single bedroom may be the smallest, but it’s nonetheless perfectly furnished and styled, with a full-size single bed, bedside table and reading lamp, a dressing table with a mirror and chair and view over the patio.

Bedroom 2 – Master

The super-roomy, ground floor master bedroom features a zip-and-link super king-size bed (can be twin on request), an ensuite shower room and a large walk-in-closet. To either side of the bed is a cosy rug, and a bedside table with a reading lamp, while opposite, across a deep pile rug, is a dressing table and chest of drawers with a mirror and chair. The walk-in-closet includes hanging space and shelves. The bedroom windows look out over the patio and garden.

Ensuite Shower Room

The luxurious ensuite features polished stone tiles, a walk-in shower with rainfall and hand-held shower heads, toilet, hand basin with vanity unit, mirror and shaver’s point, and a heated towel rail.

Upstairs

A carpeted staircase with a banister leads upstairs to a large landing off which are three double bedrooms, all with a deep-pile silver-grey carpet, two ensuite shower rooms and a family bathroom.

Bedroom 3

This ensuite double bedroom has a lovely view over the surrounding countryside through two dormer-style windows (with blinds). It features a king-size bed, with bedside tables and reading lamps, a double wardrobe with shelves and hanging space, a full-length mirror and a dressing table (not in photo).

Ensuite Shower Room

Cleverly fitted in the corner of the bedroom, the ensuite features a cabinet shower with rainfall and hand-held shower heads, a toilet, hand basin with vanity unit, mirror and shaver’s point, and a heated towel rail.

Bedroom 4

The smallest of the double rooms is perhaps the cosiest, with its standard double ornate bedframe and bedside tables and reading lamps to either side. The bedroom is also furnished with a double wardrobe, chest of drawers and dressing table (not in photo) with a chair and mirror. The bedroom overlooks the garden to the side of the house.

Family Bathroom

The spacious and light bathroom features a full-size bath with an overhead shower, with rainfall and hand-held shower heads, a toilet, hand basin with vanity unit, mirror and shaver’s point, a laundry basket and a heated towel rail.

Bedroom 5

This beautiful light ensuite room nestles at the end of the landing is unquestionably a second master bedroom. It features a king-size bed with bedside tables and reading lamps, a long dressing table area with chest of drawers and a hanging cupboard and a full-length mirror. Two dormer windows (with blinds) look out towards the village and nearby farmland.

Outside

To the rear of Maple House there is a large, wraparound patio with a small lawned area, and a stepping stone path that leads to the hot tub, which will be ready and heated for guests’ arrival day. This rear patio, with a table and chair to seat 10, can be accessed from several points: from the house via the bi-fold doors in the living room; from the front door through a gate to the side of the house; or from the private parking area. Local Amenities

The village of Ebrington is the perfect location for a Cotswold getaway, with an award-winning pub, a fabulous farm shop and some great circular walks through beautiful countryside. You really don’t need to venture further afield to have a relaxing time and get a taste of the true Cotswolds, but if you do feel like a short trip, Ebrington is just 2.5 miles from Chipping Campden – one of the finest market towns in the Cotswolds and 6.5 miles from the thriving market town of Moreton-in-Marsh.

The Ebrington Arms is a stone’s throw away. According to The Times, this is the UK’s #1 village pub. It would be hard to disagree as well. They’ve held 2 AA Rosettes for over a decade and picked up a few gongs along the way, the most recent being SAWDAY’s Best Pub For Food 2020 and The Good Pub Guide’s County Dining Pub of the Year 2019. They were South-West England’s Pub of the Year 2019 and 3 times CAMRA Pub of the Year Winner & 4 times runner-up and are certified three-stars from the Soil Association for organic produce on their menus. We recommend you book a table as foodies from far and wide flock there to eat and enjoy their Yubberton beers, Yubby, Yawnie and Goldie.

Just a few minutes down May Lane is Vegetable Matters Farm Shop and Café and Fresh Meat Matters butchers. The farm shop sells Drinkwater Farm vegetables and juicy seasonal fruits, bread, milk, jams, preserves and deli items, while the butchers shop sells a wide range of locally sourced meats. Walking: Vegetable Matters has produced a wonderful walking booklet – 5 Walks – with detailed information on five circular walks starting and ending at Vegetable Matters – all passing Poplar House. The farm has kindly provided a copy of the booklet for guests to use. You will find it in the Welcome Guide at the house.

Just under 3 miles away is the National Trust’s Hidcote. One of the finest arts and crafts gardens in the country, Hidcote was created by American horticulturist Major Lawrence Johnston, circa 1905. Divided into a series of garden ‘rooms’, each one boasts its own character, intertwined with narrow pathways, beautiful views and plants bursting to life at every turn. A must-visit for the green fingered.

By Car

From the A429/Fosse Way take the B4035. Continue for 3 miles, then turn right on May Lane, signposted to The Ebrington Arms. Go past Vegetable Matters Farm Shop and Cafe on your left. Just before the road narrows and starts to climb into the village (and before you reach The Ebrington Arms), turn right into Pages Piece.
